Terms of Service

1. What LeaseAmmo is

LeaseAmmo ("we," "us") is a service that reads a residential lease you provide, compares the rent to market data and to anonymized data shared by other tenants, and gives you information and suggested language to use in a renewal negotiation. By pressing "Get my free rent report," uploading a lease, emailing one to us, or creating an account, you agree to these Terms and to our Privacy Policy.

2. Not legal, financial, or professional advice

Everything LeaseAmmo produces is general information and negotiation guidance generated in part by automated systems. It is not legal advice, is not a substitute for a lawyer or licensed real estate professional, and may contain errors. Market estimates are estimates. You are responsible for verifying anything you rely on and for every decision you make about your tenancy.

3. Your lease and the information in it

You confirm that you have the right to share the lease you give us and that it relates to a home you rent or are considering renting. You acknowledge that a lease contains personally identifiable information (PII), including your name, address, signature, and financial terms, and that you are choosing to provide it to us so we can deliver the service. How we protect it is described in the Privacy Policy, which is part of these Terms.

4. Anonymous sharing with neighbors

Part of the service is that tenants in the same building can see each other's rent. When you submit a lease, you agree that we may show other tenants in your building a limited, anonymized summary of it: bedroom and bathroom count, approximate square footage, monthly rent, and lease start and end dates. In return you see theirs. We never show your name, email, unit number, signature, or the document itself, and we will never reveal information that can be traced back to you. If you would rather not share, email hello@leaseammo.com and we turn it off for your lease. Data you see from neighbors is provided for your own renewal only; do not republish it.

5. Accounts and email

An account is identified by your email address. If you email a lease to us, we create an account for the sending address and reply to it. Keep access to your inbox secure; report links are private to whoever holds them. You may ask us to delete your account and lease at any time.

6. Acceptable use

Do not upload documents you are not entitled to share, attempt to identify other tenants, scrape the service, submit fake leases, or use LeaseAmmo to harass anyone, including landlords. We may suspend accounts that do.

7. Service availability and changes

LeaseAmmo is provided "as is." We may change, pause, or discontinue features at any time. We do our best to send reminders on the dates you choose, but you remain responsible for your own lease deadlines.

8. Limitation of liability

To the fullest extent permitted by law, LeaseAmmo and its operators are not liable for any indirect, incidental, or consequential damages, or for any loss arising from decisions you make using the service, including a missed notice deadline, a rent increase, or a non-renewal. Our total liability for any claim is limited to the amount you paid us in the twelve months before the claim, which for a free account is zero.

9. Governing law

These Terms are governed by the laws of the State of California, without regard to conflict-of-law rules.
